Seriously though, most parking lots have dumpsters somewhere on them, which means a garbage truck has to access them.

You see, asphalt is compacted paving material, which means that it does eventually de-compact. A regular sized sedan isn't heavy enough to do much damage but a dumpster truck is more than capable. Ever though about the main reason asphalt roads need so much maintenance? Too much wear!
What is our suggestion? Try moving the dumpster closer to the road, that way the truck can access it without driving into your parking lot. Another way would be to post a "dumpster trucks not welcome" sign, but that isn't likely to work.
2. Moisture can be a serious issue for an asphalt pavement of any kind, especially if it's trapped in a single spot, such as a dent or a clogged drain port. If you're looking to have the foundation of your parking lot destroyed, make sure to never fix pot holes and keep your drains clogged. Hopefully you get the point.
If, one morning you come to work and find a puddle of water just sitting there, it's best to call a contractor and find out why it's not draining. It could be as simple as a clogged drain or as costly as a need to install a new drain. It all depends on the original paving job, it's planning and quality of execution.

If you're looking to purchase a property that has a parking lot, be sure to check for the following: color of the asphalt itself, if it hasn't been properly taken care of for a while, it will look more gray-ish rather that blacktop color.
Another way to determine asphalt's condition would be to check for cracks or you could ask for receipts from the most recent maintenance work from the asphalt contractors used by the previous owner. If cracks are present, be sure to have them cleaned out and filled as soon as you can. Crack filling is much cheaper than asphalt replacement, as will ensure that your pavement doesn't get penetrated by moisture and other elements.
