With sealcoating, we will spray a chemical over the surface of your paved surface. After hardening into an invisible protective layer it will defend it from the damaging effects of extreme weather conditions and the UV rays in sunlight.
Without sealcoating, you risk allowing your pavement to lose the natural oils that give it its natural finish and elasticity. Without these oils, the surface will degrade and lose it’s deep, black finish and the pavement will become more liable to cracking – which can lead to potholes.

One of the most likely defects you may see is cracking. Unlike cement however, bitumen cracking is really not that big of a concern and can be easily repaired with a range of filler style products.
