Sealcoat application is an excellent method to extend the life of an asphalt parking lot or driveway.
Sealcoating can protect the asphalt base from deteriorating from the effects of weather, oil spillages and general wear and tear of everyday use.
By extending the life of the asphalt, sealcoating can lead to significant money savings in the long-term when set against the relatively small outlay to perform the procedure today.
That being said, it is essential that the procedure is completed properly if you are to reap the full benefits. Follow these steps and you won’t go far wrong!

- Patch all cracks that are larger than about a quarter inch. The sealcoating process will fill small cracks, but larger ones should be filled first.
- Wait for summer! You need a temperature of least 50 Fahrenheit and a weather forecast for at least 48 hours without rain to allow the sealcoating to dry properly.
- Sweep your driveway free of all debris such as dead leaves and other foliage, large stones, dust and gravel.
- Scrub away any oil spots left by vehicles using a detergent and water spray. These spots will affect the sealcoating’s ability to soak into covered patches of asphalt so make sure to clean it properly.
- After cleaning, ensure the asphalt is completely dry before proceeding – allow at least an hour of sunshine.
- Whilst you are waiting for this, take the time to mix the sealcoating. It is essential the product is extremely well mixed before applying
- Pour and spread the sealant evenly using overlapping strokes. Aim for as thin a coating as possible to allow for effective drying.
- Stay off of the sealcoated area for at least 24 and preferably 48 hours. Avoid walking on the treated area for as long as possible.
